HOUSING REHABILITATION PROGRAM
AHIP provides small to major housing rehabilitation services for low-income homeowners in Albemarle County, the City of Charlottesville and Greene County. Our rehab efforts:
- serve owner-occupied homes
- serve low-income households (households earning up to 80 percent of the area median income)
- utilize federal, state and local grants, loans and/or deferred loans to cover the cost of the repairs
- secure work done with a deed of trust on the property, forgiveable after 10 to 15 years
- ask for some repayment when there is an ability to pay, typically in a no- or low-interest, long-term loan
Our rehab programs allow AHIP to:
- replace a roof and siding
- install a septic system and well
- install an HVAC system
- replace and/or rehab a foundation
- overhaul a failing plumbing system
- overhaul a failing electrical system
- renovate and upgrade bathrooms
- renovate and upgrade kitchens
- replace windows and interior and exterior doors
- replace flooring and walls
- reinforce balconies, stairs, chimneys
- remove lead paint
- and much more
Virginia’s Indoor Plumbing and Rehabilitation (IPR) Program
One of our rehab programs includes the state-funded IPR Program, which targets households with non-functioning or non-existent indoor plumbing, water delivery and/or septic systems. AHIP operates this program in Albemarle County and Greene County, and it is the only rehab program that AHIP operates in Greene County
AHIP is the only organization in greater Charlottesville that provides comprehensive housing rehabilitation and counseling services to low-income homeowners. AHIP holds a Class A Contractors License and is a state-licensed Lead Abatement Contractor.

If you are a homeowner in Albemarle County ,Charlottesville or Greene County, please call Lynne Morris at 434-817-2447 x21. She will ask you a few questions to find out if you qualify. If so, more detailed information—along with proof of home ownership and income verification—will be needed later on in the process. There is currently a waiting list for this program.

AHIP’s Emergency Home Repair Program for Albemarle and Charlottesville residents can help residents fix minor but urgent repair needs. Home ownership is not required, and mobile home residents are eligible.
